Construction of the landmark Deloitte Summit tower on the corner of West Georgia and Homer streets, just across from Library Square in downtown Vancouver, has reached an advanced completion stage that allows the first tenants to move in.
Northeastern University has already moved into its office space in the building, a Westbank spokesman told the Daily Hive Urbanized.
According to a recent commercial real estate report from Avison Young, Boston-based University rented an additional 10,300 sq ft of office space in the building – in addition to the 15,000 sq ft it originally leased in 2019.
Westbank also states that the 355,000 sq ft office tower at 410 West Georgia Street is essentially leased. With the tower now complete, tenants are now focusing on furnishing their rented premises to their own specific needs.

Other tenants include anchor and namesake Lejer Deloitte, which was previously located in the Bentall Center and temporarily moved in 2019 to the Spaces co-working office in the former Tom Lee Building at 919 Granville Street. Earlier market reports stated that the company occupies 117,000 sq ft of space in the Deloitte Summit.
In early 2021, it was reported that Spaces had canceled its 120,000 sq ft lease of the tower. This also effectively annulled Amazon’s plans to occupy the company’s co-working space temporarily until its new permanent office space across the street at The Post reaches completion.
Previous industry reports also indicated that Apple had rented 60,000 square feet of office space.

Other tenants include the Royal Bank of Canada, as well as Vancouver’s first Hello123 restaurant and a new Giovane Caffè location at Kitchen Table Restaurants – their second in Vancouver. Giovane is expected to open in the spring.
Deloitte Summit’s pace of construction was relatively rapid, as the building used steel for its structure instead of concrete. The shape of the tower was designed by Tokyo-based OSO and Vancouver-based Merrick Architecture and is inspired by the shape of a Japanese lantern – consisting of a system of four-story cubes stacked around a central concrete core.

With the completion of the Deloitte Summit, Westbank is expected to turn its attention to converting its Creative Energy steam plant at 720 Beatty Street, next to BC Place Stadium, into a 17-storey office tower complex with approximately 600,000 square meters of office, retail, restaurant, and entertainment rooms, plus a new replacement steam plant that will be more energy efficient.
BC Hydro plans to build a 1.2 km long underground electric transmission line from the Murrin substation in Chinatown to service the utility’s new facility at the bottom of the tower and BC Place Stadium.

Just west of the Deloitte Summit, across the streetcar, the existing parking lot at 450 West Georgia Street will be converted into a 23-story 376,000-square-foot office tower. The city council approved this project by Austeville Properties last year.
The kitty corner of the Deloitte Summit, the 1.3 million-square-foot remodel of the former Canada Post building to The Post, aims to reach the completion of its first phase – the southern part of the complex facing West Georgia Street – later in 2022. The rest of the City Building in block size will be completed in 2023.
Amazon has leased all of The Post’s 1.1 million-square-foot office space, while a 50,000-square-foot flagship Loblaws Market grocery store, a 35,000-square-foot Evolve Strength fitness center and a 26,000-square-foot dining hall are the destination for The Joseph Richard Group. among the largest tenants of 185,000 m2 of retail and restaurant premises at the bottom of the complex.
